Things to Know:

55+ Community: 

Everyone living or renting within our community must be 55+.   HOA Board must approve any exceptions PRIOR to buying or renting within Hazelwood community.

Dogs/Pets:  Dogs must be under 20 pounds.  Limit 2 pets per household.  Pets must be leashed at all times when outside your home.  Pet feces must be picked up and disposed of properly.  No pinning up or staking out pets. Service Dogs are not restricted.

Homeowners Enjoy Mostly Maintenance-Free Living:  Within our HOA there are no lot lines.  Everything, outside your home’s 2 feet footprint, is common property.  The HOA is responsible for mowing, trimming, and snow removal. You are responsible for maintaining the flowerbed under your kitchen window and duplexes also maintain the drive way island.

Member Meetings:  Annual held on the second Saturday of October, always at 11:00 a.m., and always at the Community Clubhouse. Resident meetings are presently being scheduled in split sessions due to Covid 19.

Payment of HOA Dues:  Membership dues are $100.00 per month, due on the 1st of the month.  After the 15th, members will be charged a $25.00 late feeTo save money and go green we no longer send invoices. Payments in envelopes can be dropped in a lock box beside the clubhouse door or mailed to the clubhouse address:

Trash:  Our community trash day is Monday early in the morning.  Trash may be put out at the curb after sunset, the night before collection.  Containers must to be stored away no later than sunset on collection day.   

Architectural Control:  Found in the Covenants and Restrictions in Article III (Purposes: Restrictions); Section 3.2 in (p) Architectural Control: “Following the completion of construction of any unit, no landscaping change or exterior addition or alteration to the unit shall be made unless and until the plans and specifications showing the nature, kind, shape, height, materials, color and location of the same shall have been submitted and approved in writing by the HOA Board.”
